Killian says the technology became cost effective about five or six years ago to begin using on just about every project. "e technology is wonderful. We can rotate the site through different views and see how everything interacts – such as different utilities on the site." hannes says BIM can even help predict how much material is needed for a particular project. "We are able to get a more accurate estimate, for example, of how much drywall we may use," she says. "It really helps cut down on errors." Most 3D soware packages include a so-called clash detector that will warn the designers that either a design element or utility cannot be placed in a certain location because of other factors, sudbrink says. "It will tell you that you can't put a pipe in a certain spot because there's a beam right there," he says. e technology also allows changes to flow through an entire project. When dealing with a paper document, if a change was made in one location it had to be manually made elsewhere. With the electronic version, hannes says, once a change is made in one location, everything else adjusts. e use of BIM is becoming so prevalent in the industry that sudbrink says some municipalities and lenders may even require them as part of the approval process. "We'll have a client call and say they're working on approvals and that as part of the paperwork they need to hand in, they need a 3D rendering," he says. "It's definitely becoming more popular." As a designer, sudbrink says it's fun to see how the 3D soware brings a project to life. "It's great to see just how it's all going to look. ere's something very satisfying with that," he says. And while the technology is helpful during the construction process and can save time and money by identifying potential problems, sudbrink says at the end of the day that the best part of BIM is that "it really gets clients excited about what's going on and they can't wait to get started."
