6 I N D E V E L O P M E N T 2 0 1 5 S tadtmueller & Associates has been working with community leaders since 2012 to preserve and repurpose the 82,000-square-foot historic Eagle Mill in Kaukauna. The first floor of the building will house the Kaukauna Public Library, and the lower river level includes office/retail space for lease. The entire second floor of the renovated mill will be leased to Expera Specialty Solutions for their new headquarters. Stadtmueller & Associates also completed the preservation process and received the official National Register of Historic Places designation for the Eagle Mill in 2014. The economic impact of this estimated $7.6 million project will lead to additional jobs, increased property values, Class A office/retail space and increased tourism at GRAND KAKALIN Kaukauna Co-developer / general contractor: Horizon Development Group S tadtmueller & Associates is the master developer of The Cedars at Kimberly, a 90-acre, former paper mill site on the banks of the Fox River that will be redeveloped into a mixed-use neighborhood. Since the NewPage Mill closing in 2008, the 90-acre property overlooking the Fox River has been a reminder of the more than 600 jobs lost and resulting economic hardship. Today, Kimberly has the opportunity to move beyond this adversity and create a new chapter for the community. The master plan was prepared by the East Central Wisconsin Regional Planning Commission and Stadtmueller & Associates. It involved extensive public participation and input from the community. In June 2014, the master plan received a statewide award from the American Planning Association for its originality, quality and transferability. Designed as a walkable neighborhood, The Cedars at Kimberly incorporates high levels of connectivity through its gridded pattern of narrower streets, bicycle and pedestrian accommodations and public transit. Sustainable practices such as innovative methods of THE CEDARS AT KIMBERLY Kimberly stormwater management are also incorporated into this concept. The area includes almost one full mile of Fox River shoreline. This project will serve as a catalyst for private investment and create an estimated 400-800 new jobs, and $15-$35 million in annual wages. The Phase I improvements (now through 2016) will complete the necessary infrastructure for approximately 90 percent of the anticipated job growth and 200 of the anticipated residential units. The indirect benefits of this development include increased consumer spending resulting from wage generation, property value improvements and the enhancement of the downtown Kimberly corridor.
