I N D E V E L O P M E N T 2 0 1 8 3 What a difference a year makes. When the developer for the Titletown District presented plans for the area west of Lambeau Field at Insight's InDevelopment event in March 2016, attendees were dazzled by the artist renderings. The Green Bay Packers offer an update on the 45-acre, mixed-use development in Ashwaubenon in this special issue, featuring projects throughout the New North region, starting on page 4. The first anchor in Titletown, Hinterland Brewery, opened in April. In July, Kohler Lodge held its ribbon cutting for the hotel, restaurant and water spa. Later that month, Bellin Health Titletown Sports Medicine and Orthopedics opened. In September, Titletown hosted a grand opening for the community to explore the plaza, playground and sports field. An exciting development arose in October. Packers President and CEO Mark Murphy and Microsoft President and Chief Learning Officer Brad Smith, an Appleton native, announced a partnership to launch TitletownTech. With the goal of boosting economic expansion in Northeast Wisconsin by bringing world-class innovations to Green Bay, ground will be broken for the TitletownTech building, next to Hinterland, this spring. Another project to watch in Green Bay is the Shipyard, a joint project between the City of Green Bay and the Redevelopment Authority. It's designed to take advantage of formerly industrial downtown waterfront space that has been vacant for 30 years. More than $1 million will be invested in the multipurpose, multiseason facility for community events, festivals and family recreation (page 8). In Appleton, the historic Zuelke Building is poised for a major renovation, and U.S. Venture is gearing up for its new headquarters on the bluff site that has been occupied by Michiels Fox Banquets/Rivertyme Catering and Trinity Lutheran Church (page 12). The big news in Oshkosh: Oshkosh Corp. will build its new global headquarters along the Fox River. The Menominee Nation Arena, which opened last year in Oshkosh, is already spurring development nearby (page 14). In this robust economy, plenty of opportunities exist for developers to take advantage of key locations. Our InDevelopment event promises to be an excellent venue for learning firsthand about what's in the works — you won't want to miss it! Green Bay projects lead the charge to great opportunities in the New North By Margaret LeBrun, Co-Publisher/Executive Editor, Insight Publications LLC Opportunities for developers are growing in and around the Titletown District just west of Lambeau Field. They'll get a glimpse of what's already done, underway and in the works at Insight's InDevelopment conference March 13, to be held for the first time at Lambeau Field. Immediately following opening remarks by Green Bay Packers legend Willie Buchanon — a commercial real estate developer in California — Ed Policy, chief operating officer and general counsel for the Packers, will present an update on Titletown. One more anchor building is in the works for Phase 1, Policy says. A two-story, 40,000- to 45,000-square-foot building will house offices for TitletownTech, which will occupy about one-quarter of the space, and Titletown Development, the real estate operations run by the Packers, among other entities. "It's going to be a unique and beautiful building," Policy says. "Noteworthy is going to be TitletownTech, our joint venture with Microsoft. It's a venture capital fund, and it will run two programs out of that space: an innovation lab and a startup accelerator. We're also looking at a dining and entertainment concept in that space, and perhaps a few other things that I may be in a position to talk about." Policy also will discuss an overview of Phase 2 for Titletown, which will include townhouses and apartments, along with more entertainment, restaurant and retail venues. The Titletown District has been well received, Policy says. "It's all been incredibly positive. Visitors have never seen anything like it. An interesting and common reaction among folks who live around here is, 'Wow, it doesn't even feel like you're in Green Bay!'" Packers COO Ed Policy presents update on Titletown District
